Can you tell me a bit about your background—were you coming in with experience in construction, or was this your first hands-on project?

No, neither of us had any hands-on construction experience before this project. I’m an auto electrician by trade, so I had technical skills and problem-solving experience, which helped a lot on site. Rhiannon also came in without construction experience, but she quickly picked things up and brought her strong organisational and planning skills. It was a steep learning curve, but we adapted and learned as we went.

What inspired you to take on your own building project rather than hiring a builder?

What inspired us to take on our own building project rather than hiring a builder was mainly the potential to save money. We wanted to have control over where our budget went and make sure every dollar was spent wisely.

Beyond that, we also wanted the personal experience of being hands-on in building our own home, learning new skills along the way, and having the satisfaction of seeing the project grow from start to finish.

Roughly what percentage did you save by managing your own build?

We estimate that managing our own build saved us around 25% compared to hiring a traditional builder. Taking control of the project allowed us to make cost-effective choices, source materials carefully, and schedule trades efficiently. It was challenging at times, but being involved in every step meant we could prioritize quality while keeping expenses down. For us, the savings weren’t just financial — we also gained invaluable experience and confidence in the building process.

How long did the project take overall?
How much money do you think you saved compared to going through a builder?

Our entire building project took about 10 to 11 months from start to finish, after we received council approvals. Being Owner Builders meant we could manage the schedule ourselves, coordinate tradespeople efficiently, and keep things on track. While there were challenges along the way, having control over the timeline allowed us to progress steadily and ensure every stage of the build met our standards.

 

Looking back, the experience was incredibly rewarding — not just in terms of completing our home, but in the knowledge and confidence we gained throughout the process.

While every project is different, we estimate that we saved approximately 20-30% on the total project cost. By removing the builder's margin and sourcing materials directly, we were able to reinvest those savings back into higher-quality finishes that really made our house feel like a home.

What did you find most challenging as an Owner Builder?

The biggest challenge for us was balancing the build with our normal full-time jobs. Managing trades, sourcing materials, and overseeing each stage of construction while still working two jobs required a lot of planning, organisation, and energy.

There were long days and occasional unexpected setbacks, but we learned to prioritise tasks, stay flexible, and got there in the end. Overcoming these challenges made the experience incredibly rewarding and gave us a real sense of accomplishment.

Was the outcome as good as you had hoped?

Yes, the outcome was exactly what we had hoped for!

Our home turned out beautifully and met all of our goals in terms of design and quality. The only limitation was our budget, which meant we had to make careful choices about finishes and materials.

Even so, we were able to achieve a home that we’re proud of, and the experience of managing the project ourselves gave us confidence and skills that we wouldn’t have gained if we had gone with a traditional builder. The satisfaction of seeing our vision come to life made all the hard work worthwhile

What is your advice for future Owner Builders in NSW?

Our biggest piece of advice is timing is everything. Staying on top of all the trades and coordinating their schedules is crucial to keep the project flowing smoothly. Some trades have long lead times — sometimes 6 to 8 weeks, so it’s important to book them early and plan ahead.

 

Being proactive, organised, and keeping a clear timeline helps avoid delays and reduces stress. Also, communicate regularly with your trades and suppliers, and always have a backup plan in case something changes. Good timing and careful planning can make the difference between a smooth build and one that drags out longer than expected.

  • Plan meticulously: Spending extra time on the schedule early saves weeks of delays later.
  • Vet your trades: Take the time to talk to subcontractors and check their local NSW references.
  • Be present: The more time you spend on-site, the better you can solve problems before they grow.
