The question every owner builder asks first

"How much will it cost?" is the first question every owner builder asks — and the honest answer is that no article, calculator or builder's estimate can give you one number that fits every project. Costs vary enormously with your block, your design, your finishes and your suburb. What we can tell you is where owner builder budgets usually go wrong, and give you a free tool that stops it happening to yours.

The pattern we see most often isn't underestimating the big items. Most people get reasonable quotes for the slab, the frame and the roof. Budgets blow out in the gaps between the quotes — the categories nobody priced, the GST that wasn't shown, and the contingency that was never set aside.

The cost categories owner builders most often miss

Before you lock in a budget, check it covers all of these — not just the obvious trade packages:

  • Approvals and professional fees — building permit fees, owner builder approval, your building surveyor, structural engineering, energy assessment and any design or drafting work.

  • Insurance — construction works insurance and public liability for the duration of the build, not just the start of it.

  • Site costs — temporary fencing, power and water, site toilet, skip bins and waste disposal. Small individually, significant together.

  • Earthworks surprises — rock, extra fill, retaining and drainage are the classic "we didn't budget for that" items.

  • The gap between trades — who supplies the fixings, the sealants, the flashings? Items that fall between two quotes usually land on you.

  • Finishes creep — the difference between builder-range and the tapware, tiles and benchtops you actually choose once you're standing in the showroom.

  • GST — always check whether a quote includes it. Comparing a GST-inclusive quote against a GST-exclusive one is a fast way to be out by 10%.

  • Contingency — the buffer for everything above. Without one, your first surprise becomes a loan application.

How to use it

  1. Open the planner and enter your costs by category — from approvals and site costs through every trade package to finishes and landscaping.

  2. Set your contingency so your buffer is a deliberate number, not wishful thinking.

  3. Watch the live GST-inclusive total update as you go, so there's never a nasty surprise between the quoted numbers and the real ones.

  4. Generate your budget report — a professional summary you can save to your project file, share with your lender or broker, and update as quotes firm up.

Frequently asked questions

How much contingency should an owner builder allow?

There's no single right number, but a build with no contingency at all is the real mistake. Renovations and extensions generally deserve a bigger buffer than new builds, because you don't know what's behind the walls until they're open. Set a percentage you could genuinely fund if you had to, and treat it as spent-only-on-surprises money.

Is the Budget Planner really free?

Yes — completely free, no account, no email required. It's part of our free owner builder tools suite, alongside our Quote Comparison tool, Project Timeline, Construction Diary, Material Calculators and Contract Checklist.

Can I use it for a renovation or granny flat?

Yes. The planner supports new builds, renovations, extensions, granny flats and cabins — the categories flex to suit the project.
